Dear Prospective Residents,
I am pleased to relay that we have begun the lease signing process
for August, 2010. You will now need to phone the office to set up
your appointment to sign a lease and reserve a unit at Smallwood for
August, 2010. We will begin to set appointments for leasing new units on
Wednesday, November 11, 2009. The first date that leasing will be open to the public is
Monday, December 2, 2009. You will want to make your appointment as soon as possible to
ensure you get the best selection at Smallwood. Please understand our being able to better serve
you, by your making an appointment. Also, appointments will take precedent over walk in
candidates. In saying this, we urge you to phone us and set up a time for us to serve you. We
want to make this process as easy as possible.
If you have chosen your roommates, please make sure that everyone has an application on file
with us and that we know who your roommates are. We can then pull all the applications and
expedite the process for your unit. In addition, be prepared at your signing to pay your security
deposit. This deposit will need to be paid via a personal check or money order. Please note that we do not accept credit card payments in our office.
If you are interested in parking this is done on a first come basis. There is also a down payment
associated with signing a parking license. The down payment required at lease signing to
reserve parking is $250.00. Parking at Smallwood is limited and done under an allotment. Please become familiar with our parking procedures before you come to sign the lease.
You may also call and discuss this with our office prior to your appointment, if you still have
questions.
You will need to have identification with you at your signing. Additionally, if you have no
rental history on your application you will need to have one guarantor signature for the lease.
This guarantor form is available on our website. You will need to print it off and bring it with
you signed and notarized to your appointment. Also, please know your move in date that you
are targeting. This will be helpful in our being able to efficiently serve you.
Our office hours are Monday Friday, 9a.m to 6:00 p.m. We also have extended Saturday &
Sunday hours to accommodate your busy schedules. Lastly, we are excited that you are
considering Smallwood for your home next year. In fact, we are thrilled!
